About our SMART Zip® Track Blinds
Zip track blinds (also called ziptrack or zip blinds) are outdoor roller blinds whose fabric edges are zipped into side channels. Because the fabric is locked in along both sides, it stays taut and does not flap or let rain blow in the way a normal roller blind does. That makes zip track blinds one of the most practical ways to protect condo balconies, landed home patios and covered terraces in Singapore.
SmartZip is Smart Shades' range of zip track systems built for Singapore conditions. Depending on the model, systems are rated for wind speeds up to 140 km/h, use motors from Somfy, Dooya or elero, and can be controlled by remote or smartphone app. Selected fabrics are fire-retardant and eligible for SCDF submission for condo and commercial projects.
Choose SmartZip Flagship for everyday balcony protection, Tiptronic for motorised plus manual backup operation with built-in LED lighting, DualZip for flexible two-layer screening, or MegaView when you need one uninterrupted panel across a very wide opening.
SMART Zip® Track Blinds FAQs
What are zip track blinds?
Zip track blinds are outdoor roller blinds with a zip sewn along each fabric edge that runs inside an aluminium side channel. The zip keeps the fabric tensioned and sealed along its sides, so it resists wind and blocks rain, sun and haze far better than an ordinary blind.
Are zip track blinds allowed in Singapore condos?
Most condominiums allow zip track blinds on balconies, but many specify the colour, fabric and frame finish to keep the facade uniform. Check your MCST guidelines; we can supply fabric samples, specifications and SCDF documentation for your application.
Can zip track blinds withstand strong wind?
SmartZip systems are rated for wind speeds up to 140 km/h when fully closed. As with any outdoor product, we recommend following the operating guidance for extreme weather.
How wide can a zip track blind be?
Standard SmartZip systems cover typical balcony and patio openings. For very wide openings, MegaView offers a single panel up to 12 - 15 m with no middle pole.
